Thelimestone faced Grade II-listed building,constructed in 1852, is set over eighteenacres and its Italian-style architecture isvery striking – but for about a quarter ofa century it’s been left abandoned anddilapidated.Attempts have been made over thepast 25 years to redevelop the site butthe huge scale has meant that they’venever made it to fruition. Now, though, amammoth £40 million project is wellunderway which will see St John’sHospital come back to life in fine style –making it one of the largest regenerationprojects in the country. When St John’sVillage, as it’s now known, is complete,there will be well over a hundred newhomes and apartments, both making useof the existing building along withseveral new builds.The developers Mabec Property aresympathetically converting the originalbuildings, which are steeped in history.Mark Elliott, director at Mabec, says,“The work we are doing involves asympathetic refurbishment of the existingproperty and the construction of anumber of beautifully styled homes. Weknow the significance of the site toresidents which is why we want tobreathe new life into it and give people aunique place to call home.”The care and attention to detail isimpressive and the development ishugely exciting for Bracebridge Heath –the result will be a delightful village-stylearea that should have a specialatmosphere all of its own. It’sgreat to see the site finally being brought back to life after being vacantand empty for more than 25 years.“The developer has done an excellent job in considerately renovatingthe site and keeping the old features of the former hospital building.”The apartments inside the building are fascinating, but so too are thenew build houses which are located on the edge of the development inDurham Close. When we paid a visit to the site we were able toappreciate the detached and link detached homes which perfectlycomplement the existing surroundings. If you were towalk around the entire site you would have walked a mile and wewere fortunate to get the opportunity to look closer at some of theparts yet to undergo transformation.As you travel down the long corridors you can still see remindersof the building’s past with the various rooms still obvious. One ofthe most interesting aspects is an open air alley with some ornatearches. It’s thought that this area originally had a glass roof whichwould have allowed residents to enjoy the sunshine when theyweren’t able to leave the building.Following this alley takes you, perhaps surprisingly, to anenormous ballroom. We certainly didn’t expect to see this but in thepast it was a huge asset for the community and many large scaleevents were held here. You can still see signs of its former use.During the development this huge, flexible space will betransformed into more apartments.We look forward to seeing St John’s Village continue to takeshape.
