< PreviousCouncil launches search for delivery partners for RAF Scampton development Developers and investors have until August 8 to throw their hats into the ring and become delivery partners for RAF Scampton. West Lindsey District Council is looking to procure a suitably-qualified partner organisation to regenerate and redevelop RAF Scampton. The council formally submitted an expression of interest in acquiring the site, which could contribute significantly to the Levelling Up of economic and social outcomes across West Lindsey, Lincolnshire and beyond. Should the council be successful in acquiring the site, the successful partner will be required to work with the council and take a lead in managing, master planning and regenerating the site. Leader of West Lindsey District Council, Councillor Owen Bierley said: “The Council is currently progressing plans for RAF Scampton. Using our experience of disposals of the past, the process to transition Scampton from RAF use to economic driver for Lincolnshire will be one that is held as an exemplar of best practice in years to come.” Lincolnshire equine charity launches second children’s book Building on the success of their first rhyming children’s story book, Bransby Horses has launched their second, featuring a loveable Shetland pony called Pudding. Pudding’s Christmas Miracle told the story of an abandoned pony rescued by the charity and was a huge hit when it launched in winter 2020, selling over 2,500 copies and raising in excess of £17,000. Eighteen months on and the sequel, Pudding’s Picnic Panic, builds on the educational style tale by teaching readers about the importance of not feeding horses you don’t know. Sally Crawford, executive director of engagement and income generation, said: “Children and parents seem to have really taken to these books and the character ‘Pudding’. As well as being a lovely story for little ones to get lost in they also carry an important message about equine welfare.” Pudding’s Picnic Panic was written as a collaborative effort by the Bransby Horses team and primary school teacher, Helen Kennedy. Popular Scunthorpe cycling route opens after £500,000 levelling-up cash injection A popular cycling route has been further extended, meaning even more people across Scunthorpe can safely access jobs, education and leisure. The Scunthorpe Ridgeway has been extended from Burringham Road to Hammerton Road, expanding access across the town from north to south. It is part of the biggest ever investment in walking and cycling networks in North Lincolnshire which now stretch the length and breadth of the county. The network is designed to boost connectivity and enable more residents to enjoy the health benefits of cleaner and greener travel. The Government provided grant funding, via Sustrans, which was match funded by the council. The extension to the Ridgeway is 3.5 metres wide and almost a mile long, providing plenty of space for both cyclists and walkers. It will be lit along its route to make it accessible at all times. © stock.adobe.com/burnstuff2003 latest news Cllr Margaret Armiger, Scunthorpe MP Holly Mumby-Coft, Cllr Janet Longcake, Cllr John Davison and Gwyneth McMinn, head of network development (England, Midlands and East) at Sustrans. 06-10.qxp_Layout 1 15/07/2022 12:58 Page 5Help to Buy subject to eligibility, terms and conditions YOUR HOME. O verlooking the River Welland in the market town of Spalding is Old Welland Cottage; a once derelict pub that has been impeccably transformed. Bought by its current owners in 2009, the double-fronted Georgian property, now totally renovated inside and out, was stripped back to its bare bones. The extensive works have involved repairing brickwork on the outside of the home and treating it with a waterproof coating, and installing a new roof incorporating Welsh Penrhyn slates and clay pantiles, including replacing all the trusses and timbers, while the original 16 Á 14-19.qxp_Layout 1 15/07/2022 12:59 Page 216 LINCOLNSHIRE TODAY property walls now encase what is essentially a brand new, highly insulated, timber-framed house, removing the chance for damp or draughts. Despite presenting as a new home however, due to reclaimed or reproduction fittings and features, the character and charm of a Georgian house remains. Most of the windows are timber-framed sashes but slimline, double-glazed, argon-filled units, and the flooring, re-laid to appear as a suspended floor, is the original refurbished pub floorboards - now laid above twice as much insulation as in a new build. The home further hosts reclaimed fireplaces on newly-cut stone hearths, with a log burner sitting in one, and new “old-style” radiators have been added to a number of rooms. Meanwhile the arched Georgian style niches flanking the fireplace are actually new, and the unusual coving is a special bespoke, old Georgian design. All this meticulous work also means that the abode costs very little to run. The owners said: “It really was quite sad when we purchased it and there’s been so much care put into it that it now feels happy. It has all the best bits of a period house and all the best features of a modern house with open plan living. We like to think we have given it another 100 years easily.” In addition to the heritage of the dwelling, the environment has been considered throughout the refurbishment with a heat recovery system installed in the main part of the house. There is also a brand new boiler and the property was completely rewired and replumbed in 2014, while the hot water tank is ready to connect to solar panels. All the drainage is new too, with a well and soakaway outside that automatically feeds the fruit trees, and a working repro Victorian 14-19.qxp_Layout 1 15/07/2022 12:59 Page 3LINCOLNSHIRE TODAY 17 HOMES handpump has been installed - a lovely exterior feature for watering the garden. Set on three levels, when approaching Old Welland Cottage one is welcomed by big Victorian bays. Stepping into the front of the house, the main living spaces are set out as it was when a pub, although the kitchen was opened up by the owners to form a spacious kitchen dining room fitted with Shaker-style units that house two integrated ovens, an under-counter fridge and a dishwasher. The dining area meanwhile enjoys French 18 Á 14-19.qxp_Layout 1 15/07/2022 13:00 Page 418 LINCOLNSHIRE TODAY HOMES doors that open onto the paved rear of the property, providing access to the garden behind. Back into the core of the property, the lounge offers a cosy wood burner, perfect to park up in front of with a book, but this space can also hold a lot of people, making the home ideal for entertaining - for parties and family get togethers - and the area uniquely includes a 4 x 7.5 ft dining table that converts into a slate bed pool table. Travelling downstairs into the refurbished basement there are two further rooms. In the wine store brick arches have been built as a nice feature, while the music/cinema room is light and airy due to the fire escape velux window in the old cellar barrel entrance. Ascending up to the first floor, one will find the master bedroom with an en suite shower room, two other double bedrooms, a single bedroom, and a family bathroom fitted with a traditional suite with a cast iron, roll-top bath with ball-and-claw feet and Barber Wilsons & Co. wall-mounted taps, a separate shower, a pedestal basin and WC. Moving outside, the property - which is just a short walk from the centre of town, its theatre, cinema, restaurants, and other amenities - hosts automatic metal entrance gates and a block-paved drive with space to park around eight cars. There is also a separate double garage with two electrically-controlled doors and pedestrian side access - a great workspace. The abode’s secluded, low maintenance garden is completely enclosed and features a brick wall down one side. A pergola recently planted with Virginia creeper is attached to the back of the garage and a covered area is placed at the far end of the lawn, both paved for alfresco dining. Painting an idyllic scene, the owners noted: “We quite like sitting out at the little table and chairs under the grapevine and eating breakfast - it’s a proper little sun trap there - and often we sit with friends in the back garden, taking in the swaying trees and quiet.” The garden additionally enjoys a row of silver birches, fruit trees including cherry, apple, pear and plum, and welcomes a plethora of birds, frogs, hedgehogs and squirrels. Though they have loved their time at the property, the owners are now looking for somewhere smaller, and are exploring the opportunity to emigrate to warmer climates. Old Welland Cottage is on the market with Fine & Country with a guide price of £700,000. 14-19.qxp_Layout 1 15/07/2022 13:00 Page 6Next >
