Miranda and her family have lived at the Grade II Listed home for 15 years. When asked what drew them to the property and area, Miranda said: “We were living in London at the time and decided to look and see what we could afford there in comparison to here, and what we would be getting for that price - it was clear which was the better option. I already had family in the area, and Folkingham is a great village. It has everything you need and a good social side. Various events are put on in the hall and there are plenty of activities for kids and festivals.” Miranda bought The Old Rectory at auction, where it was being sold by the church. The property, which though built in 1842 is Georgian in style, was in a “poor state of repair.” Miranda said: “We have developed it so much since we bought it. I especially love what we did with the kitchen, which we created from three rooms, and the bathroom on the top floor too - it’s rather large and quite luxurious, you almost feel like you are relaxing in a hotel.” In their work on the home the family have ensured to keep its original features, from its cornice work to its interesting staircase. They have even enhanced the period property’s essence, 15 Á D 12-17.qxp_Layout 1 14/08/2019 11:07 Page 2ORDER FORM Yes, I would like to subscribe to Lincolnshire Today magazine for the next 12 months, with the first 3 issues only being £1. Further works carried out include replacing rotten window frames, installing central heating, electrics, decorating, reroofing the coach house and replacing the flooring of the kitchen, which they discovered was standing on sand. After an abundance of hard work, the property is now perfect for family living and manages to retain its history while feeling modern. One enters the home into an Amtico floored entrance hall, which hosts one of Miranda’s favourite features of the home, the graceful staircase. To the left of the hall is a study and to the right is the drawing room, which features an open fireplace and a large bay window that overlooks the south facing garden. Continuing down the hall there is a WC, followed by the sitting room and kitchen/dining room. The kitchen units are handmade with Miele appliances and the room features underfloor heating. French doors open up the space to a gravelled courtyard, while a utility room can also be found off of the dining area of the kitchen. Upstairs one will find two further floors, the first of which hosts three double bedrooms and a family bathroom with a marble vanity unit and separate WC. The development is a major renovation of a period property in the conservation area, providing an exquisite interior and amenities inside stunning original architecture. The homebuilder endeavours to restore as many of the property’s original features as possible, including windows and internal doors. The property will boast three-bedrooms with the bathroom relocated upstairs, where there’ll be a freestanding bath with separate shower cubicle. There’s also been an extension to the back of the property, allowing for a large kitchen and dining area. There is, however, a separate formal dining area to entertain in and enjoy. The property will have panelling throughout, with patterned tiles and carpet runner on the original staircase. It should be noted that all the design features are in keeping with the style of the house – such as brass fittings and black internal frames – for a striking and unique look. The renovation is due to be completed by the end of September. As well as renovating existing properties on the site, Charworth Homes have begun to build two brand-new properties. Due to be completed by January 2020, the new builds will see a three-bedroom detached property and a three-bedroom bungalow erected on site. This is only the first phase and there are more new builds coming later in 2020. Moving outside, the property’s formal gardens can be discovered, which are laid to lawn with beautiful vintage roses, along with a shingled patio, prime for outside dining, and a fruit and vegetable garden. The gardens also offer stunning views of the surrounding countryside. Miranda said: “The gardens work for everyone. If you enjoy gardening, there is plenty to do but it is also good for children to play in. In all weathers it’s lovely to be in.” The former coach house can also be found separate to the house and is currently used for garaging but has the potential to be transformed into an annex. “Despite all the works we have completed,” said Miranda, “there is still opportunity to develop the house.” The family are now selling The Old Rectory, primarily to reduce the length of Miranda’s daily journey to work. She said: “The move will significantly reduce the miles I’m currently travelling, shortening my commute, which I’m looking forward to.” The property is now on the market for £795,000 with Savills. After all, it has been something of a tumultuous time over the last few months with thunderstorms and flooding in amongst the dry spells. So instead of giving into the encroach of autumn, why not try and preserve a sense of summer inside. There are some simple tricks that will leave your interior design feeling light and airy as an August afternoon. You might not be able to spend quite as much time out in the garden as you may have been doing, but houseplants are a great way to get the best of both worlds. If you haven’t already, it’s well worth investing in a variety of houseplants, both leafed and flowered, and put them all over the house. Succulents and cacti are particularly low maintenance making them a great starting point. Colours have a big influence on how we feel and the ways in which we interact with a space. You’re going to feel different in a room that’s all white as opposed to one that’s all black, for example, and so it’s worth paying careful attention to colours. It should go without saying that bright colours make you feel good and make a room appear more welcoming, but it is easy to go over the top. Instead, use things like cushions, curtains and rugs to add pops of colour and pair pastel or off-white walls with vibrant pictures and hangings. Let your home be the last word in summer, at least until the clocks go back in October and then it’s back to cosy blankets and the blues, greys, oranges and browns of late autumn and winter. Preserving a sense of summer This watercolour art print created by Mode Prints offers a light and vibrant contemporary style that would brighten up any room. 18-19.qxp_Layout 1 14/08/2019 11:10 Page 1LINCOLNSHIRE TODAY 19 © Shutterstock/Artazum With its clean shape and natural minimalist look, this eye-catching lamp from Cult Furniture is a perfect addition to modern and contemporary hallways, living rooms and bedrooms. The design includes a plant pot for a really striking addition. Handmade from iron and glass, this mirror from AUDENZA will add instant sophistication to your home with its elegant leaf design. It will also have the added benefit of bringing more light into whatever space you decide to hang it. Handmade, hand-painted and signed by Acoma artist Chino, this Native American pot is a special piece that would take pride of place in your home. Its irresistible design has gravitas, heritage and style. Pineapples are a big trend right now in interior design and this brass lamp from Essential Home is a great way to add style and glamour to a room. As a keen gardener, designer Sophie Allport was inspired by the bees buzzing around her own garden to create this collection. If you only add one part from the collection to your home, let it be this charming embroidered cushion. Bring a wild touch to your sideboard, dining table or kitchen worktop with the ceramic hippo from Hurn & Hurn. The versatile design means you can use it either as a bowl or as a planter.
