I n the centre of the beautiful Georgian town of Stamford an enchanting Grade II Listed abode overlooks the River Welland. Positioned on a quiet corner on Water Street, the early 18th century townhouse has been in the possession of the current owner since 2018 and beloved by her family. “From the day I moved in I felt I was at home,” she said. The handsome building constructed of yellow stone under a Collyweston slate roof is brimming with character including old stone fireplaces, exposed beams, and a mix of Georgian timber sash and casement windows, with the owner noting there are lots of nooks An enchanting townhouse An enchanting townhouse HOMES and crannies and quirky original features to be found. But it is the location of the property that the owner has adored more than anticipated. She shared: “The location is perfect. I’ve been in the area for over 30 years, so I know Stamford 12 Á12 LINCOLNSHIRE TODAY well; I’ve loved being by the river and near the station, going for walks in Burghley Park. I like feeling nestled in the centre of Stamford but having the river outside, so it doesn’t feel as though you are surrounded by houses.” She has also appreciated the easy walk over the little iron pedestrian bridge to town and the arts centre, while the dwelling is a short walk from Stamford Meadows, providing access to lots of activities without any noise when, for instance, there are fun fares to be enjoyed. The countryside is very accessible too. “It offers everything that you could need and want,” she added. Exploring the home, one might not expect the amount of space it presents upon initially approaching the property. “It’s quite deceiving,” the owner said, being more spacious than it suggests whilst remaining warm and welcoming. She noted that the home “accommodates whoever’s there,” whether a large family gathering is in order or a quiet evening alone: “If you’re there on your own, it doesn’t feel like a big five bedroom house or echoey, it’s just really cosy, but if we have all four of the kids, all adults now, staying with their partners, it has also felt manageable and nice. It’s flexible with the number of people it can house.” Stepping into the home, for which a complete renovation project was carried out by the previous owner, there are three entrances that can be taken from the front, via the store, reception room and boot room, with a great flow guiding you throughout the property no matter which is taken. The boot room entry is the most frequently used, and has been particularly handy for cleaning up the owner’s two dogs before they come into the main house. From here quarry tiled floor continues through to the utility LINCOLNSHIRE TODAY 13 HOMES room that connects with the kitchen/diner, perfectly combining newer fixtures and fittings with traditional features such as a striking stone fireplace and beams. A favourite room in the home, the owner shared: “I was always very drawn to the kitchen. It’s welcoming, spacious, and light because of the garden behind.” The large kitchen/diner, with its smooth stone flooring and bay window, hosts a Neptune fitted kitchen with a Dartmouth Blue, two-oven, electric Aga, whilst an eye-level double oven and a separate induction hob offer further cooking facilities. Continuing through the property, the main reception room instantly exudes warmth, where there is a log-burner in a stone fireplace, beams overhead, and stairs rising to the first floor. An internal, Victorian, stained-glass window adjoins 14 Á14 LINCOLNSHIRE TODAY HOMES the study, which could be used as a second sitting room, with this space presenting original wide timber floorboards and a more formal fireplace containing an open fire. Ascending to the first floor, three bedrooms and a family bathroom await, all dual aspect. The master bedroom includes an en-suite shower which uniquely borrows natural light from the adjacent family bathroom, which itself features a free-standing roll- top bath, a separate shower, patchwork tiles, and a vaulted ceiling. Meanwhile, one of the remaining bedrooms here is the owner’s favourite space of the upper floors, previously used as a therapy room. “It’s full of light and has a lovely high, vaulted ceiling,” she said. Intriguingly, in this room, a door one anticipates to open into a cupboard instead reveals a shower. Travelling to the second floor, two further bedrooms can be found, fitted in the eaves. Outside, to the rear of the home is a manageable garden with a patio terrace, lawn, borders and “loads of potential.” A good size for a central townhouse, the sheltered, south facing garden partly enclosed by fencing and trelliswork is quite the sun trap. A great spot for enjoying alfresco dining in the hotter months, the house itself is delightful in all seasons. “It keeps cool in the summer,” the owner noted, “but you can make it really warm and snug in the winter with the Aga.” The main sitting room is said to be particularly nice in the winter, when you close the curtains and cosy up, with the fireplace crackling. Despite loving the abode, the owner is now ready to sell, with the property on the market with Fine & Country with a guide price of £975,000.
