A beautiful and distinctive home, perfectly placed by Lincoln’s historic Bailgate area, this month’s featured property understandably wows all who enter. The Arts and Crafts home has been meticulously renovated and extended to fulfil the ambitious vision of its current owners, creating a stunning property that maximises natural light, and is imbued with charm and unique features whilst still being functional and ideal for a family. The owners of the property, positioned on Northgate, were initially drawn to its prime location while being in search for a larger home, as well as a project. Previously occupied by friends, who had completed their own fair share of work, the abode needed a significant investment to form what the owners had in mind. “We wanted to develop a house in the style of Rennie Mackintosh, who we have studied, going up to Glasgow to see the Arts and Crafts work of his; the House for an Art Lover and the Glasgow School of Art before it burned down,” they noted. “As soon as you say Arts and dream dream 12-17.qxp_Layout 1 17/10/2022 14:50 Page 1LINCOLNSHIRE TODAY 13 HOMES local builders and craftsmen were employed, from bringing on board the highly regarded, award-winning Chiselwood to carefully design and craft the kitchen, built-in wardrobes, amongst a number of bespoke pieces, to bringing craftsmen out of retirement to complete intricate led work on the roof and above the dormers, commissioning a woman from Nottingham to design, build and install the window in the kitchen depicting calla lilies, and using a local blacksmith to make the gates and do the iron work around the upper floor and in small sections of the garden. The owners said: “The craftsmen were given the ability to put forward designs based on the brief of being in keeping with the Arts and Crafts movement, but in working with everyone on the house what was just as important was that they held the same ethos on beauty and quality as us. With Chiselwood for example, while we were going to go out to tender, they came with their designs and clearly demonstrated that they Crafts people envision their own perception of what Arts and Crafts is. Though we are not experts who could lecture on the topic, it is a very broad movement, from highly decorative art and decor to the work like that of Rennie Mackintosh, who offers the style that we’ve adopted which is a much cleaner and simpler approach rather than an ornate or floral design. The Arts and Crafts philosophy, however, is shared by all inspired by the trend: celebrating individual craftsmanship.” Embracing this, wherever possible 14 Á 12-17.qxp_Layout 1 17/10/2022 14:50 Page 214 LINCOLNSHIRE TODAY HOMES understood our aim, our ethos, the house, and the design blew us away, picking up on shapes around the house that existed when it was built and integrating it into their proposal.” An exceptional project, the transformation of the home began with hiring an architect who knew the period well to design a fitting house, followed by a consultant engineering company to create all the drawings that went with it. A builder was then hired, with the renovations taking a year from start to finish, with the owners running the project and doing the interior design work. Key works included taking the roof off to put in another storey, and punching through the roof considerably to establish the dormers and form a space at the top of the house with views across to the cathedral. Meanwhile two tonnes of steel were also put in the roof structure, a chimney was moved, the floor to ceiling atrium window at the back of the house was created, and a third staircase built to follow on from the first two. The last of these saw the front of the house taken off! The owners have also built a garden room and internally plastered, rewired and largely re- plumbed the whole house. In doing such drastic work the owners ensured to retain the home’s original features, wanting to keep its character, such as the five original leaded windows and the Walnut Parquet flooring in the entrance hall, remaining spectacular since the house was built in 1902. During the project the owners adopted a quote from William Morris as their mantra: “Have nothing in your house that you do not know to be useful, or believe to be beautiful.” The owners explained: “We looked at everything through that lens to question ‘how can we make this a beautiful place to be in, but functional at the same time’?” They added: “It was a fabulous and really exciting project.” Comprising of an entrance hall, living room, study, utility, WC, dining room, kitchen/diner, and sunken reading room and garden room on the ground floor, to the first floor there are three large bedrooms, one with an en-suite, and a family bathroom, both including high pressure showers and baths. The second floor meanwhile hosts the master suite. Furthermore, the master’s en-suite has been impeccably designed with eaves storage, a free standing cast iron, copper painted, enamel lined bath, which was craned in through the roof, and walk in shower offering both a waterfall and handheld shower. The property also has a garage, plus parking for three cars - unusual in the area. The kitchen also comes with a secret; a floor to ceiling panel which can be opened to reveal a large pantry, brilliant for storage. The owners said: “It’s always a bit of a surprise for visitors. You can’t see it at all when you walk in the kitchen, with the door appearing as just an end panel.” Outside the home, Gardeners’ World’s Adam Frost was employed to landscape the property, seeing the south-facing garden completely reconstructed, resulting in a secluded Eden to the rear with mature beds and alfresco dining spaces. Easy to maintain, there is also a watering system, and lighting built in. The owners enjoy sitting at the top of the garden, taking in its whole length, as well as relaxing in the wooden arbour seat at the opposite end in an area planted with woodland plants under the shade of the trees. While having lived at the home for 11 years, the owners are now selling. They noted: “Everyone that has visited the house has been blown away by it.
