An escape fromLINCOLNSHIRE TODAY 11 HOMES A haven on the edge of the popular, semi-rural village of Faldingworth, Lyndale is a beautifully presented family home that has been lovingly refreshed and modernised by its owners. Having now lived at the four-bedroom abode for 23 years, Debbie and David were initially drawn to its size, potential and location. Debbie shared: “It’s set in a small rural village, but it’s really far from isolated! Market Rasen is just five minutes away with excellent schools, doctors, lots of supermarkets, and there is easy access onto the A46. Welton is only five minutes down the road, as well, with lots of amenities, and as I was working at the time we bought the property, it made it very easy to get into Lincoln.” Debbie has also commuted to London and Manchester frequently for work, illustrating how the home provides an escape from urban life without being remote. She continued: “In buying the house, we managed to secure what my daughter calls a sanctuary, and really, that’s what appealed to us.” Faldingworth itself is a lively village offering a friendly community, 12 Á12 LINCOLNSHIRE TODAY with a primary school and preschool, church and village hall that hosts activities and events. Keen walkers can step out on delightful routes straight from the dwelling’s door, whilst cyclists enjoy the area too, as Debbie said, “you’d think you’re in the Tour de France” with the number of cyclists around! Since purchasing the house, the family have completed significant work on the property, with Debbie noting that it was “quite dated” when they moved in: “It was typical 80s/90s kind of decor, so we’ve refurbished it and extended it to create a nice, spacious family home. We completed a full rebuild at the back with large patio doors out onto the garden to match the lifestyle we like — being outside — and our garden is arranged to facilitate that too. It’s very much in keeping with the original look at the house, but is now much larger and really affords that open plan living that people look for today, while still having areas such as a lounge and study that people can go off to.” Approaching the house, a driveway leads to a double garage and front lawn with planted borders. Across from the property sits a well-kept farm with “excellent gardeners,” which lends to a feeling of openness that matches fields at the rear of the home, ensuring it is not overlooked. Stepping into the entrance hall, cream, white, and wood tones instantly exude comfort and warmth, while the space presents solid oak floors and stairs to the first floor with storage underneath. To the left is a carpeted dining room which connects to the modern, open plan kitchen and family room, from which a useful utility room can be accessed. The sleek kitchen, with a solid oak floor, is fitted with white wall and base units, under colourful glass worktops, and features a one and a half bowl sink and drainer, integrated electric oven, a fridge, dishwasher, microwave, induction hob, and wine rack. Flowing wonderfully into the family room, with a breakfast bar between, French doors extend the space out into the garden. This is Debbie and David’s favourite spot in the home, not only because of the connection it presents to the garden, but how it provides an ideal place for entertaining, allowing one LINCOLNSHIRE TODAY 13 HOMES to transition through the openness of the kitchen, dining room and family room when hosting guests. Returning to the entrance hall, one can further find a carpeted living room featuring French doors to the garden and an LPG gas wood burner offering a cosy, traditional feel. Completing the ground floor is a WC and a study, where potential access into the garage could facilitate conversion for additional accommodation, subject to permission. Exploring the first floor, the landing, with an airing cupboard and loft access, gives way to four bedrooms, with the principal bedroom benefitting from an en-suite with a low level WC, pedestal wash hand basin, shower, and heated towel rail. The first floor also provides a family bathroom with both a free-standing bath and shower cubicle, low level WC, and vanity wash hand basin surrounded by soothing stone and wood textures. 14 Á14 LINCOLNSHIRE TODAY HOMES Outside, the rear garden is primarily laid to lawn with mature trees and shrubs around the perimeter and carefully considered patio and seating areas. Debbie and David have arranged the space over two levels, with each having spots for relaxing and dining, entertaining and appreciating peaceful field views. Debbie said: “You can sit outside with either a coffee, lunch, or with friends. It has big open skies, is bright, but it’s quiet.” The garden also welcomes a wealth of wildlife, from hedgehogs and squirrels to a vast variety of birds. Despite loving the property, the time has now come for Debbie and David to sell in order to move closer to their grandchildren.
